10 Tips To Prepare Your Property For An Appraisal Inspection

In order to maximize the efficiency of your appraisal inspection, we recommend the following steps be completed (where applicable) prior to the appraiser’s arrival:

  1. Clean, i.e. make beds, vacuum, clear/clean dishes, clean bathrooms, etc.
  2. De-clutter, i.e. all storage areas, garage, etc.
  3. Close garage doors
  4. Cut lawn or clear snow from driveway, pathways, sidewalks, etc.
  5. Clean pool, decks, patios, etc.
  6. Remove or contain pets, especially those that are uncomfortable with visitors
  7. Turn on lights in all rooms and outside (for evening appointments)
  8. Make sure all rooms are accessible and unoccupied, as well as utility areas (electrical panels, furnace, water heater, etc.)
  9. Have property assessment/tax bill available
  10. Have any other pertinent documents available, i.e. floor plans, warranties/receipts, registration/permits for additional units, zoning changes, renovations or construction, all plans/cost schedules for renovations or construction, etc.
